The Brief
Hodgson Roofing was contracted to undertake a complete overhaul of a residential property in Hanwell, West London. The existing roof had reached the end of its natural lifespan, showing signs of wear across the valleys, ridges, and hip tiles.
The client wanted a durable, visually striking solution to protect their home for decades to come, ultimately selecting premium Redland Plain tiles in Breckland Brown to give the property a warm, classic, and refreshed look. The project also included stripping away the old timber roofline and replacing it with a clean, low-maintenance UPVC system across the entire property.
Safety First: Access and Compliance
Working on residential streets in West London requires meticulous planning, especially concerning working at height. In strict compliance with UK Health and Safety guidelines, our first step was to secure the site:
- Fixed Scaffolding: We erected an independent, fixed scaffold around the entire perimeter of the property to ensure 100% safe working access to every elevation of the roof.
- Qualified Team: The entire project was executed by our team of fully trained, qualified slater and tiler operatives, ensuring total peace of mind for the homeowner.
Step-by-Step Project Execution
Phase 1: The Strip-Out and Structural Inspection
The project began by carefully stripping the existing roof down to the bare timber frame. Our team removed:
- All old roof, ridge, and hip tiles
- Failing valleys, cement fillets, and aged metal flashings
- Worn timber battens and deteriorated under-felt
All waste material was safely lowered to ground level and removed from the site using our integrated waste disposal service.
With the rafters fully exposed, our team conducted a thorough structural assessment for stability, damp, and rot. Because continuous water penetration hadn’t occurred over a long period, the rafters were found to be in excellent condition, allowing us to proceed smoothly to the next stage.
Phase 2: Weatherproofing and Battening
To create an impenetrable barrier against the unpredictable British weather, we supplied and fixed a high-performance breathable membrane over the rafters. This allows the roof space to breathe, preventing condensation while blocking external moisture.
Over this, we installed treated 50mm×25mm softwood timber battens, perfectly aligned to support the new tile layout.
Phase 3: Laying the Redland Plain Tiles
Our skilled tilers then laid the new Redland Plain Breckland Brown concrete tiles.
- Securing the Tiles: Every tile was systematically secured to the batten lengths in strict accordance with the National Federation of Roofing Contractors (NFRC) fixing schedules to guarantee maximum wind resistance.
- Hips and Ridges: New hip tiles were neatly cut and securely fixed in full alignment with the latest British Standards for dry/mortar fixing compliance.
Phase 4: Specialist Leadwork & Abutments
Weatherproofing junctions and walls requires traditional craftsmanship. We used premium milled lead to seal all critical areas:
- Soakers: Code 3 lead soakers were installed along all necessary wall abutments.
- Flashings: Code 4 lead flashings were cut, dressed, and chased into the brickwork mortar joints by no less than 25mm. These were wedged tightly at maximum centres of 300mm and pointed with a high-quality, weather-resistant sealant. In line with Lead Sheet Association (LSA) guidelines, the flashings were restricted to a maximum length of 1.5m to accommodate natural thermal expansion and contraction.
Phase 5: Complete UPVC Roofline & Guttering Transformation
To match the high standard of the new roof, we stripped away the old gutters, clips, outlets, and downpipes across the entire property. We then modernized the roofline using clean, high-performance plastics:
- Fascias: Installed new white UPVC capping boards, secured at maximum intervals of 800mm using high-performance white stainless steel Poly pins to prevent rusting or discoloration.
- Soffits: Fitted new white hollow soffit boards, complete with matching wall trims, joiners, and hidden fixings to ensure neat lines and proper ventilation.
- Guttering: Installed a sleek, high-capacity black half-round guttering system and matching downpipes to efficiently route rainwater away from the property’s foundations.
The Results
Once the installation was complete, our team cleared the entire site of all accumulated roofing debris, consumables, and project waste, leaving the property immaculate.
